Prices dropped across Melbourne this quarter but not here. Mont Albert actually went up 1.7% while the rest of the city was falling.
Spring is usually busier because more families are house-hunting before the school year, but that’s just the normal seasonal pattern it’s not because the market’s in trouble. Don’t let the city-wide headlines scare you off.
Middle Melbourne suburbs did drop, some by almost 5%. Mont Albert is technically in that middle bracket, but our buyers aren’t typical middle-Melbourne buyers most are chasing specific school zones, like Box Hill South Primary.
That kind of demand doesn’t just dry up because other suburbs are struggling. We’re holding up better than the average suggests though if interest rates or lending rules tighten further, nothing’s completely immune.
Auctions are still working about 7 in 10 properties are selling under the hammer but that’s down a bit from where it’s been, and homes are taking a bit longer to sell too.
