Why is parking less of an issue in Mitcham than inner suburbs?

Parking is generally less congested in Mitcham compared to Melbourne’s inner suburbs due to a combination of lower population density and a higher proportion of properties with off-street parking, as of December 2025.

Mitcham’s suburban layout, characterised by larger blocks and detached houses, contributes significantly. Unlike the inner city’s apartment complexes, approximately 75% of properties in areas like around Antonio Park and near Mullauna Secondary College currently have garages or driveways. This provides residents with dedicated parking spaces. Furthermore, Mitcham’s population density is considerably lower – around 1,800 people per square kilometre – compared to inner suburbs like Fitzroy (over 10,000). Even around Mitcham Station, while parking can be busy during peak hours, the availability is generally better than at stations closer to the CBD. The proximity to EastLink also means many residents commute by car, but the road network is designed to accommodate this, unlike the often-gridlocked streets of the inner city. Currently, street parking regulations are less restrictive than in many inner-city areas, though council monitoring is increasing in 2026.

Essentially, Mitcham’s design and lower density create a more readily available parking supply compared to the high-demand, space-constrained environment of inner Melbourne.
